Beautiful Beginnings

This land holds many tales of folklore and function over its 200 year history. The Abenaki used the valley and hills to source fish and game in the warmer months and retreated to fairer climes during the brutal winters. As the British and French empires fought to exert influence, settlers began to stake claims in the area of Tomlinson, a town known to us today as Grafton.

In 1790, David Palmer, a veteran of the Revolutionary War, began to build a multigenerational farm on a hill overlooking Riverledge Farm.

In 1808, Riverledge Farm was established next to Saxtons River, 2 miles south of downtown Grafton, VT. Since then, it has been painstakingly renovated and maintained by multiple owners for over two centuries. Riverledge Farm in southern Vermont is truly a piece of living history that connects you to the past, and stays a part of your future.

A Living History

Like most historical markers in Grafton, Riverledge Farm has been preserved and respected through generations. From our heirloom apple orchard to our miles of colonial stone walls creeping in and out of the 300 acres of wooded area, unique care has been taken to sustain the property’s beauty for over 200 years. Each portion of the stone walls used to be a field, a lane, or a homesite – thousands of stones have been unearthed.

Though it’s common to see stone walls in Vermont, the scale of them on Palmer Hill is awe-inspiring, and you can get a glimpse of them with an on-site hike. Should you venture the 500-foot climb to the pinnacle of Riverledge, you will find a noticeable shift in weather, views, sound, and smell. We encourage our guests to stay on the marked trails during their ascent to the top of the property. Be warned though, the terrain is brutal and we ask that you check in with us before making the journey.

The Farm Today

The landscape and architecture at Riverledge Farm are truly a painting come to life, a living work of art that lets you experience first-hand all the rural charm that southern Vermont has to offer. Back in the early 1800’s when the Farm was born, its fields were full of livestock grazing lush pastures. Today, you will still spot a cow or two feeding in the fields along with other animals such as foxes and deer that have made their home in the wooded area behind the Event Barn. Walking along the two miles of streams out to the half-acre aerated pond, you may hear a woodpecker or spot a blue jay soaring high above the tree line.

After hosting guests, weddings, and events for several years, in 2024 we decided to expand operations and become a farm once again. We follow regenerative farm practices to help restore the biodiversity of the land, so we can continue to share tranquility and good times with our guests. Today, we see ourselves as managers of the buildings, fields, and forest knowing that we are a small part of a bigger picture of this quintessential Vermont farm.

We invite you to come discover this dream-like piece of property in southern Vermont,
whether you’re celebrating a special occasion or just need to disconnect from daily life.

How We Fell in Love With the Farm!

While lost somewhere in the Green Mountains of Southern Vermont, I stumbled across an orchard near a stone wall lost in another time. Beyond that was a beautiful red barn accompanied by a classic white farmhouse at the seat of a sprawling pasture and pond. The last detail I noticed was the For Sale sign.

After an hour of country roads, I found myself back at the farm taking in the land cut into the valley. I was parched so I parked beside the brook to rinse my hands and take a drink from the crystal clear river. Stretching my legs, I crossed the road and picked up a property listing brochure. It couldn’t hurt to just take a peek. After looking over the details of the property, I said to myself, “It’s too good to be true.”

A property like this is a significant investment both financially and in the amount of commitment it requires. Time, energy, ideas, hard work, frustration – my mind provided all the reasons not to even consider trying to buy the Farm. But those reasons arrived too late: my heart was already gone. I may have thought I couldn’t have this place, but the place had me.

Fast forward through months of research, and armed with knowledge, wisdom, and a dose of courage, I took a chance and stepped out of my comfort zone. I purchased the property in early 2016.

Since then, I have had the privilege to maintain this beautiful piece of land. I am learning every day about being a part of something bigger than myself. You see, Riverledge Farm’s beauty speaks to the human heart.

Our purpose here at the Farm is to create lifelong memories. Weddings, retreats, fundraisers, reunions…the choice is yours! We would love to help you plan and execute an unforgettable moment in time that is tailored to your vision and your dreams. Isn’t that what life is all about?

Dream big, dear friend. I know I am. We truly look forward to seeing you.
